The way the market has been reacting to even the smallest hints of a "recovery", it could jump in a matter of a two week span. It certainly did in May and again in July. I'd say 5% isn't in the too far distant future.

Haven't really gone too much into rates, the 10-year treasury and how it impacts rates, Fed/job announcments and their impacts but I will make sure to start doing so on here.

That being said, the last 6 weeks have been pretty much consistent positive news as far as the economy, the Fed decided to begin tapering (which began last week), etc which slid rates up from about 4.25 to 4.75 from Thanksgiving to NYE. Today's job report (which came in poorly) has been the first big knock against this rally train in a while. While it may not be a huge fall, every little dip in this current market can not be discounted or taken lightly, as the interest rate market has shown it will rebound quickly on even the slightest positive news. Two days ago we were at 3.02 in the 10 year which was pretty much the year (and 2 year) high. Since Wednesday we have fallen almost 15 basis points which is huge in this current market, due to the poor jobs report.

If anyone is on the edge about a refinance, or wants to take a look at rates today and Monday is that day. While 4.75 is still a phenomenal rate, the likely 4.5 that we are likely snuck down to today is even better and should be taken advantage of if at all possible. Just an update from the above.. we've dropped another 15 or so basis points (4-5 is a big deal for a frame of reference) in the last two weeks for about a 30 point drop since we hit the high right after New Years. I'm not sure how long this will last, as usually one good report can bounce it back up in a hurry. Currently we're feeding off of the dismal job and earning reports of the past couple weeks. I wouldn't be surprised to see our rate sheets having 4.375 available today.

If you are on the fence about a refi, want to eradicate a second lean, drop from a 30 to 15, 30 to 20, or are close to a purchase I *strongly* urge you to contact me and take a look at some numbers. We almost assuredly won't stay down for very long on rates and it's vital to take advantage of these valleys.
